Brokers & Intermediaries

We are broker friendly. We protect referral fees for licensed brokers on JV or Debt placements, all on a recurring basis for each client.

The stage is set to expand your brokerage platform by introducing significant capital, property or debt providers to participate in a JV role to enhance quality deal flow. C REX is seeking licensed intermediary referral brokers to offer our custom designed programs for their select clients on JV's or outright sales or refi's.

We offer broad equity/debt resources that can be specifically geared towards the objectives of qualified buyers. C REX is committed to the success of our broad client base and we recognize our niche as a specialty deal maker. Along these lines, we know that today's new "normal" requires special deals & opportunities that may need fast closing or low leverage and high cash. This 'new' trending formula has led to an abundance of joint venture requests in a wide variety of formats. However, each Joint Venture needs to be negotiated & customized to satisfy the objectives of each participant.

The pre-JV analysis includes an in-depth review of the quality & track record of each party as well as due diligence of the asset target & yield objectives. C REX can be an excellent catalyst to arrange a JV between interested parties.

How is each party positioned in the ownership, management, operational, preferred distribution and profit split structures ?

Multi-family, Senior, Student and Affordable Housing, Retail, Office, Industrial, Hospitality & specialty assets.

Asset class:  A, B

Asset status:  Acquisition, Refi, Cash-Out refi

Target asset markets: So Cal, Southwest, & major markets nationwide.  

Loan range: Transactions are in the $1 m - $50 m range for single assets, $200 m plus for portfolio loans.

Loan to value ratios: Multi-family: 90% (government loans) & 80% on purchase, 75% on refi and 70% on cash out refi.
Other assets: 75% & 85% with Mezz.

Min. Loan rates (Non-recourse, over $3 million):
Multi-family: 3.16% 7 year arm,
Fixed rates: 2.89% (5 year); 3.14% (7 yr); 3.5 % (10 yr)
Retail, NNN. Office, etc., 1-3 year arm; 3.25%
Fixed rates: 3.75% - 4.50%

Loan process:
Fast underwriting & due diligence with expedited closing.   Private  and Mezz loans may be negotiated simultaneously and placed after close of escrow.

Recurring Referral fees
C REX agrees to directly compensate licensed brokers and to sign NCD agreements to allow for a recurring fee stream and retention of clients to intermediaries.
