"Opportunity For Growth"

The evolving Commercial Real Estate and Residential Rental marketplace offers an incredible growth investment opportunity as distressed assets continue to move through the cycle of default borrowers to bank portfolios to REO sales, ultimately at a steep discount and cap rates for stabilized assets continue to be impacted by supply and demand with a wary eye on inflation. Over one trillion in loans will mature in the next few years, many with little capacity to refinance. Quality assets may be acquired below replacement costs or on a value add basis where the reward / risk leans heavily towards the buyers. There is literally no end in sight to the depth of opportunities in the next three years, but one needs to know where to look ..or have keen resource relationships, who know how to "pan for the gold".

"Whisper Deals"

A large segment of distress or value add priced assets, including all prime & specialty assets, will never be seen by the general public market as asset managers, receivers, elite REO brokers and intermediaries move the information to the market in a variety of non-traditional ways. These are known as "the whisper deals" because they are "off market" and the information is available to a select few for each asset. These are the "hot" deals we all are seeking. Most of these deals get fed to the players at the top of the food chain and that’s where you need to be to pick off slices of the “pie”. This is the C REX specialty marketing focus for sourcing attractive deal flow.

C REX Deal Flow

C REX has developed a platform for dozens of independent & elite Advisory Board members to share deal flow and market information directly with other C REX network members through C REX executives. The firm acts as a complimentary clearing house, matching deal flow with each Capital Client's acquisition guidelines. Each month, licensed and experienced real estate agents underwrite and filter deal flow before a qualified deal is presented to a specific Capital Client for their consideration. C REX sourced opportunities become quality referrals to principals and deal sponsors.


C REX Advisory Board in place

C REX has created an initial Advisory Board with dozens of members and we are constantly expanding our data base of human resources through capital and deal flow providers. Through our broad network, we offer an ideal facility to source and evaluate multiple deals efficiently, at no cost to Capital Clients.

Advisory Board members are independent real estate professionals, such as principals, developers, entrepreneurs, financial planners, money managers, elite brokers, title reps, attorneys, CPA's, asset and property managers, receivers, lenders and many other types of intermediaries.

These professionals have achieved high levels of skills and experiences in a variety of fields. An Advisor may deliver Capital or Property resources to the C REX platform. Each carefully selected Capital Advisor has developed a very personalized circle of influence that positions them to identify qualified Capital Clients. Property Advisors are positioned to recognize the early stages of emerging deal flow, not available on the general trading platform.

C REX Advisory members combine these two key components of the market to ultimately match assets with Capital Clients in a proprietary system. Very few private buyers in the country can generate the level of "off market " deal flow information available to C REX.

Capital Source Candidates

C REX, through referrals to its network of licensed agents, offers defined Advisory services to Buyers interested in acquiring all types of real estate assets, in primary markets throughout the US. The only requirement to register as a Capital Client is to complete an Acquisition Guideline profile and agree that the candidate is ready, willing and able to acquire assets stated in the guidelines. Prior to initial matching asset presentations, an Advisory Agreement will be signed by all parties stating roles and fees per transaction.

Debt Sources

Better Commercial Mortgage. This  program is led by Eric Better, an industry veteran of 25 years. Better Commercial Mortgage delivers nationwide loan solutions in all commercial asset classes through strong relationships with today's lending community, including insurance companies, regional and national banks and government lenders. Typical loan range is $5 million - $25 million. Loans include refi's, mezzanine lending, workout solutions, loans to note buyers, construction loans and lines of credit. Referral fees are available to licensed real estate brokers.

Unique Capital Sources, Debt & JV

Some C REX Advisors are direct lenders or can refer private party funding (hard money) for loans on assets that banks turn down, even though the borrower is strong and the loan to value is acceptable. Loans include 1st & 2nd trust deeds, mezzanine debt, portfolio loans, loan mods and loans on note acquisitions. Typical loans are in the $300,000 - $4 million range. Maximum loans are in the $10 million range. Points, rates and terms are negotiable. Funding and referral fees are provided through licensed lenders.

Low Cost Equity Solutions

The C REX trading platform includes an international capital provider with a $500 million+ fund who acquires land to create 99 year land leases on income properties in prime locations this reduces capital stack issues with a buyer of fee simple assets. Referral fees are provided by the Sponsor. See home page "Land Leases" for details.

ACQUISITION Announcement

 

C REX is proud to announce that  Paladin Preferred capital recently acquired a 97 unit multi-family property in Dallas, Texas.

 

Paladin has another similar property in escrow with a scheduled December, 2014 closing date.
