The primary purpose of the C REX Exchange is to identify "early looks" at commercial properties and to make these properties available to registered Capital Clients and elite brokers through the C REX Advisory network.

Answer:
C REX sources "whisper" or "off-market" deal flow through dozens of elite, Advisory Board members and personal connections with elite brokers and principals.

Who is a "Capital Client"?
Answer:
A Capital Client is a registered commercial real estate investor sponsored by an Advisor of C REX. The Client must be currently active and interested in acquiring distressed and stabilized assets, according to the criteria that they submit to C REX.

What are the benefits to Capital Clients? What fees are applicable?
Answer:
Capital Clients benefit from expanded property offerings never before seen in their market. There are no upfront fees to Capital Clients. C REX earns no fees. Selected Advisor's may earn "success fees" at close of escrow, from buyers or sellers. Alternatively, Advisors may earn referral fees from licensed Advisors.

Who is an Advisory Board Member and what is their role in the C REX Exchange?
Answer:
Advisors are independent real estate professionals who are invited members of the national C REX Exchange. The primary role of each is to share capital and "off-market" property resources with other C REX Advisors and earn fees as brokers or referral agents in a customized, fee protected format. Fees are payable directly from principals or through co-broker/referral agreements.

What is the primary objective of the relationship between C REX Advisors & Capital Clients?
Answer:
The primary objective of all parties is to connect capital and property resources to fulfill acquisition criteria of various Capital Clients, through the Advisory Network.

How does an investor get started?
Answer:
1. A C REX Advisory member sponsors a Capital Client Investor to the C REX platform.
2. The Client is then approved and registered by a C REX Executive as a Capital Client permanently under the sponsoring Advisor.
Question:
How does C REX match deals to Acquisition Guidelines?
Answer:
Once registered, the Capital Client's Acquisition Guidelines are placed in the C REX data base and a general announcement is sent to our elite asset providers, without naming the Capital Client (this protects the Advisor's relationship with their Client).
When matching deal flow is received by C REX, an Executive Advisor filters the pertinent information through our internal underwriting program prior to presentation to Capital Clients
Question:
What happens if the Capital Client likes a deal and wants to buy it?
Answer:
The procedure is the similar to an internal team of the Client locating the deal except for the following:
a) an Advisory Fee Agreement between Capital Client and property Advisory must be mutually signed prior to release of the property information to establish the fees and roles of all participants.
b) an NCND and POF may be required if an REO or Non-Performing Note is involved.
c) Sponsoring Advisor or property provider will usually be the direct point of contact with Capital Client in initial stages

How is this different from MLS or LoopNet?
Answer:
a) This is not a public listing service, it is private and confidential, developed to coordinate deal matches.
b) C REX acts as a "clearinghouse" for "pocket listings" and assigns leads to approprate Advisors in its network.
c) C REX Advisors enhance the existing platforms of internal acquisition teams of Capital Clients at no fee.
Question:
How does a Capital Client gain membership in C REX?
Answer:
Membership as a Capital Client in the Exchange is by invitation only. Each Capital Client candidate must be interviewed by a C REX executive and complete an Acquisition Profile. The Capital Client has no further obligation unless a deal is presented. All Capital Client information remains confidential. Each sponsoring Advisor member always retains rights to their client in the C REX system and is not obligated to work with C REX in an exclusive manner.
